I have been selling property in Lincoln County since early 2011 and have closed sales totaling over $22 million. I am currently Client Success Manager for Ruidoso Vacation Rentals in addition to performing accounting services for Ruidoso Vacation Rentals and sister companies Kokopelli property management in Santa Fe, NM and Maui Rental Group in Kihei, HI. I have been involved in the property management industry with Ruidoso Vacation Rentals since 2017. I maintain two real estate licenses my qualifying broker license with Coldwell Banker SDC and my associate broker license with Ruidoso Vacation Rentals. This combination of complimentary careers has provided me with an in depth knowledge of both the resort and investment property real estate trends and the short term rental industry. I actively work to stay abreast of changing laws, technology and local real estate and short term rental industry fluctuations and trends. I am also a notary public and perform notarization services upon request. When my Real estate career in New Mexico began in 2011, my primary focus was on land and ranch sales for Hitching Post Land Company, developer of Vera Cruz Mountain Ranch subdivisions consisting of 140+ acre lots. Between 2011 and 2013 I sold the remaining lots available in Unit 1 along with the entire 2,500 acre Unit 2 subdivision as a single sale. I was on the board of directors for theVera Cruz Mountain Ranch Land Owners Association for over 4 years. I work to stay informed on current economic trends, proposed legislation, and climate conditions affecting valuation of grazing lands. I am knowledgable in New Mexico water rights; BLM, state, forest and private land leasing; along with private and public land hunting laws in the state. My husband and I have personally owned and operated agricultural property in New Mexico which has provided me with first hand knowledge of water rights and irrigation systems. I am experienced with owner financing in addition to traditional mortgage lenders including Farm Credit Services and can provide assistance in all of these areas. Beginning in 2013, I joined the team of Coldwell Banker SDC and began focusing on residential sales. I have enjoyed making many friends through these sales over the past 10 years. I strengthened my knowledge of current market trend analysis in Lincoln County by providing residential broker price opinions for a number of nationwide companies for several years. I keep abreast of local legislation both at the county level, the Village of Ruidoso, and the Alto Lake Special Zoning District (ALSZD) impacting residential and short term rental use of homes along with land subdivision to better understand their affects on valuation and highest and best use of properties in Lincoln County. I have assisted buyers and sellers with properties throughout the county including condos, town homes and stand alone properties. In order to better understand the home inspection process, I completed coursework to become a certified home inspector through the InterNational Association of Certified Home Inspectors (InterNACHI). My husband also completed this coursework and was certified as a home inspector through American Home Instructors Training Institute (AHIT) in addition to InterNACHI certification in early 2016 just prior to being diagnosed with stage 4 small cell lung cancer in August that same year. My focus abruptly changed to learning all that I could to help support my husband through his battle. He was initially given a 2% chance of serviving 5 years post diagnosis. But with the miracle of experimental immunotherapy, his determination not to let cancer win, great doctors and nurses, and a ton of prayers and luck he is still alive 8 years and counting. I was then diagnosed with stage 2 breast cancer in the Spring of 2019. Through my husbands example, I was determined to keep working full time to support us while going through treatments and surgeries. Melissa Prewitt, Qualifying Broker for Ruidoso Vacation Rentals and Scott Harrington, Qualifying Broker for Coldwell Banker SDC were both extremely supportive throughout. Again with the help and prayers of friends, my supportive husband, and great doctors and nurses I am now going on 5 years. These experiences have made me a better person and strengthened my beliefs and compassion for others. My husband and I live on mountain ranch land near the O Bar O where my husband was foreman for many years until his cancer diagnosis ended his career. Prior to moving to New Mexico, my husband Andy and I grew up in the suburbs near Columbus, Ohio. I am a graduate of Ohio State University with a bachelors degree in Information Systems from the college of Business Administration (BSBA). Andy is an experienced electrician and was involved in the trade for over 30 years including new home construction, major remodels, residential service, and small commercial projects. We were involved in real estate investment while living in Ohio including buying distressed properties, rehabbing them and then reselling or keeping than as rentals and performing property management for our personally owned properties. We have been involved in primarily the pleasure horse industry for over 40 years. While living in Ohio we built an equestrian center from the ground up. We grew our business providing boarding to 42 horses, training and breeding of pleasure and reining horses, and riding lessons where I taught to an average of 70 to 80 lesson students per week. In 2003 we sold the facility as a turn-key operation in order to pursue other dreams.
